I founded SunnySteve
Twenty-five years of real estate experience. I started in Belgium, building a serious book of business. Based in the Algarve since 2018 as an expat, licensed here since 2024, joined eXp Realty in January 2026. I speak English, French, Portuguese and Spanish which matters when your clients fly in from four different countries in the same month.
SunnySteve was born from a simple gap. Traditional brokers take up to 85% of your commissions. The eXp model flips that, with economics that are genuinely fair and agent-centric. But starting on eXp alone is tough, and that is where the team comes in: together we grow stronger. What is the difference between Independent and the Sunny Team?
Two ways into the same brokerage. As an Independent you keep 75% of every commission from day one and 100% once you have paid the €20,000 annual cap. You run your own operation, with Steve as your sponsor and mentor. As a SunnyTeam agent you keep 50% to start and 75% once you have capped at €10,000, half the standard cap. In exchange, the SunnySteve System runs your marketing, follow-up, valuations, shortlists, and content, and you work team leads alongside your own. Same Method, same standard, different engine room.
Why would I give 25% to the team?
Because of what it replaces. A marketing agency, a follow-up assistant, content production, a CRM, and lead generation would cost €1,500 to €2,500 a month whether you close or not. The team contribution only exists when you earn, and it buys the full SunnySteve System plus weekly coaching and team lead flow. To be clear: the 25% continues after you cap, so a Sunny Team agent reaches 75%, not 100%. If you would rather run your own operation and keep the maximum split, the Independent path is right there.
Can I switch between the two paths?
Yes, at any time. An agent can start on the SunnyTeam while they build their pipeline, then go Independent once their own operation can carry itself. Nothing is locked, and your clients and listings stay yours either way.
I'm not licensed yet. Can I still start?
Yes. In Portugal you can work under our AMI licence while you learn the trade, with compliance, contracts, and training handled. You get the System, the coaching, and team leads from day one, so you earn while you build. And the team cap is only €10,000, so your split improves faster than you might expect.
Do I lose my brand and identity?
No. You become an eXp Agent under the SunnySteve umbrella, which means you practise the Method and run the System. But your name, your face, your style, your voice, and your listings stay yours. SunnyTeam is the team and the standard. eXp is the brokerage and the legal layer. Both sit behind you, neither replaces you. Your clients still hire you.
What if I'm mid-deal at my current brokerage?
We handle transitions all the time. Most agents move their licence cleanly once their pending deals close. We can map out a timeline together that doesn’t cost you a single commission. No pressure, no rushed exits.
How does the revenue share actually work?
When you sponsor another agent into eXp, you earn a percentage of the company’s share of their commission. It’s paid monthly, up to seven tiers deep as your network grows. It doesn’t reduce what they earn. It’s eXp’s share, redirected to you. Real numbers and projections are in the full deck.
What does it cost me to join?
There’s a startup fee of €149 to activate your account, then €100/month for the cloud platform (CRM, transaction management, training portal, all the tech). That’s it. No desk fees, no royalties, no monthly office contribution, and no portal fees. The same costs apply on both paths.
Who pays to publish my listings on the portals?
eXp does. Portal publishing is included for every agent: your listings go out to all the main national and international portals automatically, at no cost to you. For an independent agent in Portugal, portal advertising is normally one of the biggest fixed costs of running your own operation, often hundreds of euros a month before you sell anything. Here it simply disappears from your cost base, on both paths.
I'm not in Portugal. Can I still join?
Yes. eXp operates in 29 countries. You join your local eXp office and join our team within it, on either path. You practise the same Method, run the same System, get the same mentorship, and earn a referral pipeline whenever your clients look at second homes in the Algarve.
