Yes, Portugal’s house prices are still rising fast: up 16.5% in a year, the highest increase in the EU. Lagos is rising too, but more slowly. Asking prices here are up 5.3% to around €4,729/m², and they have barely moved since May.
That gap is the part the headlines leave out, and it matters if you are a couple sitting on a budget of around €500k and wondering whether to buy in Lagos this autumn or wait until spring. Here is what the new numbers actually say, and what I would do with them.
Are house prices in Portugal still rising in 2026, and is Lagos following the trend?
On 1 October, Eurostat published its house price index for the second quarter of 2026. Portugal came top of the EU at +16.5% year on year, ahead of Bulgaria (+15.5%) and Lithuania (+14.3%). The EU average was +4.7% and the euro area +4.0%. Three countries actually fell: Finland, Luxembourg and France.
The same day, idealista reported that national asking prices hit a new record in September: €3,228/m², up 7.9% on a year earlier. In the Algarve (Faro district) the figure was €4,216/m², up 7.8%.

One caution before comparing them: Eurostat measures prices actually paid, idealista measures asking prices. They are not the same thing, so do not read the gap as a precise number. But the direction is clear, and it matches what I see on the ground in Lagos: prices are still going up, just not at the pace the national figure suggests.
Why Lagos is rising more slowly than Portugal
Lagos is already expensive. At €4,729/m² it is one of the priciest towns in the Algarve, and most of the double-digit growth nationally is coming from cheaper markets catching up. In idealista’s September data the fastest risers were Vila Real (+17.8%), Leiria (+17.6%) and Faro city (+14.3%), not the established expat towns.
Here is how Lagos compares with its neighbours on asking prices:

Two things stand out. Lagos and Vila do Bispo, the two municipalities at the western end, are growing the slowest. And the places growing fastest, Aljezur and Portimão, are the ones where your money still goes further. If you are looking at Praia da Luz (part of Lagos) or Burgau (in Vila do Bispo), you are buying in the calmer part of a hot market. Should you buy in Lagos this autumn or wait until spring?
Take an example. A Dutch couple with €500k saw a two-bedroom flat near the marina in spring, liked it, and went home to think. Now they are asking me whether to wait for the market to cool.
Look at what Lagos asking prices did over the last twelve months:
- October 2025 to March 2026: from €4,482/m² to €4,696/m², up 4.8% in five months.
- May 2026: a peak of €4,782/m².
- June to September 2026: flat to slightly down, ending at €4,729/m², 1.1% below the peak.
So last year, the winter was when Lagos prices climbed, and the summer was when they paused. One year is not a law, but it is the opposite of what most buyers assume: they think winter is quiet so prices will soften. In practice, the people buying in Lagos over winter are often the most motivated, and sellers know it.
In numbers: €500k bought about 111 m² in Lagos in September 2025. Today it buys about 106 m². If this winter repeats last winter’s 4.8%, by March it buys about 101 m². Put another way, waiting would cost that couple roughly €24,000 of buying power, before you even count six more months of rent.
What I tell buyers in the €450k to €550k band
This band is where most of my Lagos enquiries land, and it is where the flat summer has helped buyers most. A few practical points:
- Use the pause. Asking prices have not moved since May, so a home listed in spring that has not sold is the one to make an offer on now.

- Do not wait for a crash. I explained in why Algarve prices are not correcting that the supply problem has not gone away. Nothing in this week’s data changes that.
My view: if you have found the right home in Lagos and your finances are ready, this autumn is a better moment to buy than next spring. The national headline makes it sound like the market is running away. In Lagos it is walking, and right now it has paused for breath.

Burgau sits in Vila do Bispo, where asking prices averaged €4,062/m² in September 2026, about 14% below Lagos and rising only 2.7% a year. Praia da Luz is part of Lagos municipality, so it has no separate average; prices there depend heavily on how close you are to the beach.
