How the reward is calculated. Referral rewards are tied to the successful, legally-binding closing of a qualifying property transaction within the Western Algarve market where the full agency commission is received. The reward is 10% of the Net Agency Commission.
Getting paid. To receive payment, the referrer must legally claim the funds by issuing a compliant invoice. Portuguese tax residents issue a Recibo Verde (Green Receipt) via the Portal das Finanças — a quick online process. Non-residents can be paid into a non-Portuguese account; you’re responsible for declaring the income in your own jurisdiction.
Eligibility. The referred client must be new to our agency. Referred sellers are eligible for a complimentary property valuation, and referred buyers receive an exclusive incentive upon engagement.
Frequently asked questions
Your 10% is paid once the property transaction legally completes and SunnySteve has received the full agency commission. That’s typically 2–4 months after the offer is accepted, depending on financing and notary scheduling.
Always. Every referral is handled quietly and professionally by default — especially important for lawyers, accountants, property managers, and other professionals whose client relationships need to stay clean. Your name and the nature of our arrangement are never broadcast. If you’d rather I be open with your referral about how the connection happened, just tell me — otherwise, discretion is the standard.
Your referral stays attached to you for as long as they’re working with us. If they buy or list in two years, you still get paid — no expiry clause.
None. Refer one person or twenty — you’re paid on every successful closing. There’s no cap on total earnings and no minimum transaction size.
Portuguese tax residents need to issue a Recibo Verde (green receipt) via the Portal das Finanças to claim the payment — it’s a quick online process. If you’re a non-resident, we can pay into a non-Portuguese account; you’re responsible for declaring it in your own jurisdiction. If you’re not sure, ask and I’ll walk you through it.
