Se \u00e9s propriet\u00e1rio de uma propriedade aqui em Lagos ou em qualquer outro lugar em Portugal, \u00e9s obrigado a pagar este imposto todos os anos. O IMI \u00e9 calculado com base no <strong>Valor Patrimonial Tribut\u00e1rio (VPT)<\/strong> da tua propriedade. Dependendo do valor total a pagar, o pagamento pode ser feito numa, duas ou tr\u00eas presta\u00e7\u00f5es. Para 2025, a data limite para o pagamento da primeira presta\u00e7\u00e3o de IMI \u00e9 <strong>31 de maio<\/strong>.    <\/p>\n\n<h3 class=\"wp-block-heading\">O que \u00e9 o VPT?<\/h3>\n\n<p>O <strong>Valor Patrimonial Tribut\u00e1rio (VPT)<\/strong> \u00e9 o valor atribu\u00eddo ao teu im\u00f3vel pela Autoridade Tributa\u02caria e Aduaneira para efeitos fiscais, incluindo o c\u00e1lculo do IMI. Este valor \u00e9 determinado atrav\u00e9s de uma f\u00f3rmula espec\u00edfica que tem em conta v\u00e1rios factores, como a dimens\u00e3o do im\u00f3vel, a sua localiza\u00e7\u00e3o (o &#8220;coeficiente de localiza\u00e7\u00e3o&#8221; \u00e9 particularmente importante aqui no Algarve, reflectindo a desejabilidade de zonas como a frente de praia ou aquelas com excelentes comodidades), a qualidade da constru\u00e7\u00e3o e a idade do im\u00f3vel. <\/p>\n\n<p>\u00c9 fundamental perceber que o VPT <strong>n\u00e3o corresponde necessariamente ao valor de mercado atual<\/strong> do teu im\u00f3vel. No entanto, serve de base para o c\u00e1lculo do IMI e de outros impostos sobre o im\u00f3vel. \u00c9 importante referir que o VPT <strong>pode ser ajustado<\/strong> se o propriet\u00e1rio do im\u00f3vel pedir uma nova avalia\u00e7\u00e3o \u00e0s <em>Finan\u00e7as<\/em>.  <\/p>\n\n<p>Mesmo que ainda n\u00e3o tenhas recebido o aviso de pagamento do IMI, continuas a ser obrigado a pagar. A aus\u00eancia deste documento, seja devido a uma morada incorrecta ou a uma falha na entrega do email, n\u00e3o invalida a tua obriga\u00e7\u00e3o fiscal. Felizmente, \u00e9 f\u00e1cil obteres toda a informa\u00e7\u00e3o necess\u00e1ria para o pagamento atrav\u00e9s do <em>Portal das Finan\u00e7as<\/em>.  <\/p>\n\n<h3 class=\"wp-block-heading\">Como obter os teus dados de pagamento do IMI<\/h3>\n\n<p>Para acederes ao teu aviso de pagamento do IMI online, basta seguires estes passos:<\/p>\n\n<ol class=\"wp-block-list\">\n<li>Acede ao <em>Portal das Finan\u00e7as<\/em><a href=\"https:\/\/www.google.com\/search?q=https:\/\/portaldasfinancas.gov.pt\/\" target=\"_blank\" rel=\"noreferrer noopener\">(https:\/\/www.google.com\/search?q=https:\/\/portaldasfinancas.gov.pt\/)<\/a>.<\/li>\n\n\n\n<li>Inicia a sess\u00e3o com o teu <em>N\u00famero de Identifica\u00e7\u00e3o Fiscal<\/em> (NIF) e a tua palavra-passe.<\/li>\n\n\n\n<li>Seleciona <strong>Servi\u00e7os &gt; Imposto Municipal sobre Im\u00f3veis (IMI)<\/strong>.<\/li>\n\n\n\n<li>Clica em <strong>Consultar Notas de Cobran\u00e7a<\/strong>.<\/li>\n\n\n\n<li>Escolhe o ano fiscal relevante, que neste caso seria <strong>2024<\/strong> (uma vez que o IMI que pagas em 2025 \u00e9 referente ao ano fiscal de 2024).<\/li>\n\n\n\n<li>Aparecer\u00e1 a refer\u00eancia de pagamento <em>multibanco<\/em>, o valor a pagar e os respectivos prazos. Com esta informa\u00e7\u00e3o, podes efetuar o pagamento atrav\u00e9s da tua banca online, numa caixa <em>multibanco<\/em> ou num balc\u00e3o do banco. <\/li>\n<\/ol>\n\n<h3 class=\"wp-block-heading\">Quantas presta\u00e7\u00f5es devo pagar?<\/h3>\n\n<p>O n\u00famero de presta\u00e7\u00f5es de IMI depende do montante total que tens de pagar:<\/p>\n\n<ul class=\"wp-block-list\">\n<li><strong>Menos de 100 euros:<\/strong> pagamento \u00fanico em maio.<\/li>\n\n\n\n<li><strong>Entre 100 e 500 euros:<\/strong> Duas presta\u00e7\u00f5es (maio e novembro).<\/li>\n\n\n\n<li><strong>Mais de 500 euros:<\/strong> Tr\u00eas presta\u00e7\u00f5es (maio, agosto e novembro).<\/li>\n<\/ul>\n\n<p>Estes prazos s\u00e3o fixados para todos os contribuintes, independentemente de receberes ou n\u00e3o o aviso de pagamento por correio.<\/p>\n\n<h3 class=\"wp-block-heading\">Est\u00e1s a pagar demasiado IMI? V\u00ea aqui como verificar. <\/h3>\n\n<p>Muitos propriet\u00e1rios de im\u00f3veis no Algarve, particularmente clientes internacionais que podem n\u00e3o estar totalmente cientes das nuances do sistema fiscal portugu\u00eas, podem estar a pagar mais IMI do que o necess\u00e1rio. O IMI \u00e9 calculado atrav\u00e9s de uma f\u00f3rmula que incorpora v\u00e1rios coeficientes, incluindo localiza\u00e7\u00e3o, tipo de im\u00f3vel, dimens\u00e3o, idade e qualidade de constru\u00e7\u00e3o.  <strong>\u00c9 importante notar que nem todos estes coeficientes s\u00e3o actualizados automaticamente.<\/strong><\/p>\n\n<p>Um bom exemplo \u00e9 o <strong>coeficiente de vetustez<\/strong>, que reflecte a idade do im\u00f3vel. Este coeficiente <strong>s\u00f3<\/strong> \u00e9 <strong>atualizado se o propriet\u00e1rio solicitar \u00e0s <em>Finan\u00e7as<\/em> uma nova avalia\u00e7\u00e3o do im\u00f3vel<\/strong>. Isto significa que um im\u00f3vel mais antigo, mesmo com mais de dois anos, pode continuar a ser tributado como se fosse novo, se n\u00e3o tiver sido pedida uma reavalia\u00e7\u00e3o. Consequentemente, o <strong>Valor Patrimonial Tribut\u00e1rio (VPT) pode estar desatualizado e inflacionado.<\/strong>   <\/p>\n\n<p>Imagina uma moradia que compraste nova h\u00e1 tr\u00eas anos aqui em Lagos. Se nunca tivesses pedido uma reavalia\u00e7\u00e3o, ela teria um coeficiente de vetustez de 1. Se fosse reavaliada, esse coeficiente poderia baixar para, digamos, 0,9, reflectindo a deprecia\u00e7\u00e3o natural do valor ao longo do tempo. Esta diferen\u00e7a aparentemente pequena no coeficiente pode resultar numa <strong>poupan\u00e7a significativa na tua presta\u00e7\u00e3o anual de IMI.<\/strong>   <\/p>\n\n<h3 class=\"wp-block-heading\">Simula antes de pedir uma reavalia\u00e7\u00e3o<\/h3>\n\n<p>Antes de procederes ao pedido de reavalia\u00e7\u00e3o, \u00e9 <strong>absolutamente essencial simular o potencial impacto desta altera\u00e7\u00e3o.<\/strong> Existem simuladores online (muitas vezes podes encontr\u00e1-los pesquisando por &#8220;simulador IMI Portugal&#8221;) que te podem ajudar a perceber se a atualiza\u00e7\u00e3o dos coeficientes vai levar a uma redu\u00e7\u00e3o ou a <em>um aumento<\/em> do teu imposto. Isto porque, quando pedes uma reavalia\u00e7\u00e3o, as <em>Finan\u00e7as<\/em> rev\u00eaem <em>todos os<\/em> coeficientes, incluindo o pre\u00e7o por metro quadrado do im\u00f3vel na tua zona, que tem tido aumentos consider\u00e1veis no Algarve nos \u00faltimos anos. <strong>Em alguns casos, o VPT e, consequentemente, o teu IMI podem mesmo <em>aumentar<\/em> ap\u00f3s uma reavalia\u00e7\u00e3o.<\/strong> <\/p>\n\n<p>Se a simula\u00e7\u00e3o indicar uma potencial poupan\u00e7a, podes submeter <strong>o Modelo 1 do formul\u00e1rio do IMI<\/strong> no <em>Portal das Finan\u00e7as<\/em> at\u00e9 <strong>31 de dezembro<\/strong> do ano em curso. A nova avalia\u00e7\u00e3o entrar\u00e1 ent\u00e3o em vigor para o IMI a pagar no ano seguinte. <\/p>\n\n<h3 class=\"wp-block-heading\">Consequ\u00eancias do n\u00e3o pagamento atempado do IMI<\/h3>\n\n<p>O n\u00e3o pagamento do IMI dentro dos prazos estabelecidos implica <strong>juros de mora<\/strong> e pode dar origem a <strong>processos de execu\u00e7\u00e3o fiscal<\/strong>, com penaliza\u00e7\u00f5es e custos adicionais.
