Voici donc ce que le premier trimestre 2026 a r\u00e9ellement montr\u00e9 sur le terrain dans l&#8217;ouest de l&#8217;Algarve &#8211; et o\u00f9 je dirais que les chiffres nationaux sont l\u00e9g\u00e8rement trompeurs pour les acheteurs qui se concentrent sur notre r\u00e9gion. <\/p>\n\n<h2 class=\"wp-block-heading\">Le titre : Le Portugal a \u00e9tabli un record, mais Lagos est plus froid<\/h2>\n\n<p>L&#8217;indice national des prix de l&#8217;immobilier au Portugal a atteint un niveau record dans les donn\u00e9es officielles les plus r\u00e9centes, les prix du quatri\u00e8me trimestre 2025 ayant augment\u00e9 de 18,9 % en glissement annuel. Pour l&#8217;ensemble de l&#8217;ann\u00e9e 2025, la hausse est de 17,6 %. C&#8217;est ce chiffre qui a fait l&#8217;objet d&#8217;une couverture m\u00e9diatique.  <\/p>\n\n<p>En zoomant sur l&#8217;Algarve, l&#8217;image est plus douce. L&#8217;impression r\u00e9gionale de l&#8217;INE pour le troisi\u00e8me trimestre 2025 indique que l&#8217;Algarve est \u00e0 3 203 euros par m\u00e8tre carr\u00e9, en hausse de 16,6 % d&#8217;une ann\u00e9e sur l&#8217;autre. Zoomons encore sur Lagos elle-m\u00eame et la mise \u00e0 jour de mars 2026 indique 4 449 euros par m\u00e8tre carr\u00e9, en hausse de 8,8 % en glissement annuel.  <\/p>\n\n<p>Soit environ la moiti\u00e9 du rythme national. C&#8217;est important : les acheteurs qui battent le record du Portugal se concentrent sur les logements m\u00e9tropolitains de Lisbonne et de Porto, et non sur les villas et maisons de ville de l&#8217;Algarve occidental. Les clients qui lisent les titres sur les 18,9 % et pensent que l&#8217;Algarve est en train de s&#8217;envoler sont d\u00e9j\u00e0 en train de jeter l&#8217;ancre sur le mauvais chiffre.  <\/p>\n\n<h2 class=\"wp-block-heading\">L&#8217;histoire de l&#8217;acheteur \u00e9tranger : la plupart des titres se trompent<\/h2>\n\n<p>Voici ce que je me suis retrouv\u00e9 \u00e0 expliquer \u00e0 presque tous mes clients ce mois-ci : les achats de logements par des non-r\u00e9sidents au Portugal ont chut\u00e9 de 13,3 % en 2025 &#8211; la troisi\u00e8me baisse annuelle cons\u00e9cutive &#8211; pour s&#8217;\u00e9tablir \u00e0 8 471 logements. Le volume des transactions des acheteurs \u00e9trangers est en fait inf\u00e9rieur \u00e0 ce qu&#8217;il \u00e9tait il y a trois ans. <\/p>\n\n<p>Mais l&#8217;Algarve absorbe d\u00e9sormais 42,4 % de la valeur totale des investissements des non-r\u00e9sidents, soit plus que le Grand Lisbonne (22,2 %) et le Nord (12,1 %) r\u00e9unis. Les acheteurs britanniques et am\u00e9ricains sont en t\u00eate de la part de recherche au niveau national. <\/p>\n\n<p>Traduction : moins de transactions, des tickets plus importants, concentr\u00e9s dans notre r\u00e9gion. L&#8217;id\u00e9e que &#8220;tout le monde se pr\u00e9cipite&#8221; n&#8217;est pas le bon mod\u00e8le mental. Le bon mod\u00e8le est &#8220;les acheteurs qui sont encore sur le march\u00e9 sont s\u00e9rieux, ils savent o\u00f9 ils veulent \u00eatre, et c&#8217;est ici&#8221;. C&#8217;est pourquoi les biens immobiliers de l&#8217;ouest de l&#8217;Algarve bien \u00e9valu\u00e9s se vendent encore en quelques semaines, et non en quelques mois, alors m\u00eame que le volume des transactions au niveau national se refroidit.   <\/p>\n\n<h2 class=\"wp-block-heading\">La monnaie a \u00e9volu\u00e9 davantage que les prix au premier trimestre<\/h2>\n\n<p>Pour bon nombre de mes clients, l&#8217;histoire la plus importante du premier trimestre n&#8217;\u00e9tait pas du tout celle des prix, mais celle de l&#8217;euro.<\/p>\n\n<p>La livre sterling est rest\u00e9e \u00e0 peu pr\u00e8s stable par rapport \u00e0 l&#8217;euro (GBP\/EUR autour de 1,1486), de sorte que les acheteurs britanniques n&#8217;ont b\u00e9n\u00e9fici\u00e9 ni d&#8217;un vent arri\u00e8re ni d&#8217;un vent avant. L&#8217;euro par rapport au dollar am\u00e9ricain a connu une autre histoire : une variation de 2,7 % en une seule semaine en avril, soit la plus forte variation hebdomadaire depuis un an. Sur un budget d&#8217;un million de dollars pour un acheteur am\u00e9ricain, ce mouvement a effac\u00e9 \u00e0 lui seul environ 23 000 euros de pouvoir d&#8217;achat sans qu&#8217;aucune maison ne change de prix.  <\/p>\n\n<p>L&#8217;Euribor est rest\u00e9 stable tout au long du trimestre. <a href=\"https:\/\/www.ecb.europa.eu\/press\/pr\/html\/index.en.html\">La prochaine d\u00e9cision de la BCE sur les taux d&#8217;int\u00e9r\u00eat aura lieu le 30 avril<\/a> et sera probablement le catalyseur d&#8217;une nouvelle fluctuation de la monnaie. <\/p>\n\n<p>Ma r\u00e8gle de base pour le deuxi\u00e8me trimestre : si vous \u00eates un acheteur am\u00e9ricain et que vous avez une offre en cours, demandez \u00e0 votre courtier d&#8217;actualiser votre prix en euros avant de signer quoi que ce soit. Si vous \u00eates britannique, la monnaie ne vous pousse ni ne vous tire &#8211; prenez votre d\u00e9cision en fonction du bien, pas du taux. <\/p>\n\n<h2 class=\"wp-block-heading\">Changements r\u00e9glementaires au cours (et autour) du 1er trimestre<\/h2>\n\n<p>Deux nouvelles m\u00e9ritent de figurer en bonne place dans toutes les conversations des acheteurs \u00e0 l&#8217;heure actuelle.<\/p>\n\n<p>La nouvelle loi sur la nationalit\u00e9 a \u00e9t\u00e9 adopt\u00e9e par le Parlement le 1er avril 2026, prolongeant de 5 \u00e0 10 ans le d\u00e9lai entre la r\u00e9sidence et la citoyennet\u00e9. Elle n&#8217;est pas encore entr\u00e9e en vigueur &#8211; elle doit encore \u00eatre promulgu\u00e9e par le pr\u00e9sident &#8211; mais si vous \u00eates titulaire d&#8217;un Golden Visa ou d&#8217;un D7 et que vous continuez \u00e0 peser le pour et le contre, il se peut que l&#8217;horloge commence \u00e0 tourner \u00e0 10 ans au lieu de 5. <\/p>\n\n<p>Par ailleurs, l&#8217;application de la l\u00e9gislation europ\u00e9enne sur la location \u00e0 court terme interviendra le 20 mai. Si votre achat en Algarve est ax\u00e9 sur le rendement locatif &#8211; et c&#8217;est le cas pour une part croissante de mes acheteurs n\u00e9erlandais et irlandais &#8211; cette mesure modifiera le co\u00fbt de la conformit\u00e9 et la visibilit\u00e9 au niveau de la plateforme, en particulier pour les <a href=\"https:\/\/sunnysteve.com\/fr\/biens-immobiliers-pour-investissement-locatif\/\">propri\u00e9t\u00e9s de Lagos destin\u00e9es au revenu locatif<\/a>. <\/p>\n\n<p>Pour les clients Golden Visa et D7 en particulier, la modification de la loi sur la nationalit\u00e9 est le sujet de conversation que j&#8217;aborde cette semaine.<\/p>\n\n<h2 class=\"wp-block-heading\">Les prix continuent-ils \u00e0 grimper ?<\/h2>\n\n<p>Oui, au niveau national. Oui \u00e0 Lagos, mais \u00e0 un rythme environ deux fois moindre que le rythme national. Ce n&#8217;est pas parce que la demande \u00e9trang\u00e8re en Algarve explose au premier trimestre &#8211; le nombre de transactions est en fait en baisse &#8211; mais parce que l&#8217;offre dans l&#8217;ouest de l&#8217;Algarve est structurellement serr\u00e9e et que la demande \u00e9trang\u00e8re restante est concentr\u00e9e ici.  <\/p>\n\n<p>La th\u00e8se que je retire des appels de mes clients ce trimestre est la suivante : &#8220;attendons que 2026 s&#8217;adoucisse&#8221;. Avec une ann\u00e9e 2025 \u00e0 +17,6 % et une devise au premier trimestre qui ne permet \u00e0 personne d&#8217;obtenir une d\u00e9cote, cette th\u00e8se est intenable. Les vendeurs le savent, et ils ne vont pas ciller.  <\/p>\n\n<p>Le jeu que je propose \u00e0 la place : la discipline des prix du c\u00f4t\u00e9 des ench\u00e8res, et non la chasse aux r\u00e9ductions. Connaissez le plafond de votre arch\u00e9type et de votre ville.
