En voici les principaux enseignements : <\/p>\n\n<ul class=\"wp-block-list\">\n<li><strong>Acc\u00e9l\u00e9ration de la croissance des prix :<\/strong> Selon l&#8217;indice des prix r\u00e9sidentiels de Confidencial Imobili\u00e1rio, les prix de vente des maisons au Portugal continental ont <strong>augment\u00e9 de 6,6 %<\/strong> au premier trimestre 2025 par rapport \u00e0 la fin de l&#8217;ann\u00e9e 2024. Il s&#8217;agit de la plus forte augmentation trimestrielle depuis 2007. Les augmentations mensuelles ont \u00e9t\u00e9 fortes, avec une moyenne d&#8217;environ 2,0 %, et un pic de 2,7 % en mars, \u00e9galement le plus \u00e9lev\u00e9 depuis 2007. La variation annuelle a atteint <strong>15,8 % en mars 2025<\/strong>, un bond significatif par rapport aux 11,0 % enregistr\u00e9s \u00e0 la fin de l&#8217;ann\u00e9e derni\u00e8re.   <\/li>\n\n\n\n<li><strong>Une demande soutenue :<\/strong> Le march\u00e9 continue d&#8217;\u00eatre aliment\u00e9 par une forte demande. On estime \u00e0 <strong>40 750 le nombre de logements vendus<\/strong> dans tout le pays au premier trimestre 2025. Bien qu&#8217;il s&#8217;agisse d&#8217;une l\u00e9g\u00e8re baisse de 5 % par rapport au pic du trimestre pr\u00e9c\u00e9dent (qui incluait les ventes report\u00e9es), cela maintient le niveau de croissance annuelle du march\u00e9 \u00e0 environ 25 %. Bien qu&#8217;il y ait une forte croissance dans le d\u00e9veloppement de nouveaux logements dans certaines r\u00e9gions (par exemple, Lisbonne a vu une augmentation de 36% dans le d\u00e9veloppement de nouveaux logements par rapport \u00e0 la moyenne mensuelle de 2024), l&#8217;offre globale a toujours du mal \u00e0 r\u00e9pondre \u00e0 la forte demande. <\/li>\n\n\n\n<li><strong>Investissements \u00e9trangers :<\/strong> Les acheteurs \u00e9trangers continuent de jouer un r\u00f4le important, en particulier dans le segment du luxe. Les donn\u00e9es d&#8217;Idealista pour le premier trimestre 2025 indiquent que les \u00e9trangers repr\u00e9sentaient <strong>27 % de la demande totale de maisons de luxe<\/strong> au Portugal, les Britanniques et les Am\u00e9ricains figurant parmi les principaux acheteurs \u00e9trangers. <\/li>\n\n\n\n<li><strong>March\u00e9 de la location :<\/strong> Le march\u00e9 de la location r\u00e9sidentielle au Portugal conna\u00eet une transformation significative. Idealista a signal\u00e9 une <strong>augmentation de 49% de l&#8217;offre de logements<\/strong> au 1er trimestre 2025 par rapport \u00e0 la m\u00eame p\u00e9riode en 2024, particuli\u00e8rement notable \u00e0 Lisbonne et Porto. Malgr\u00e9 cette explosion de l&#8217;offre, les rendements locatifs bruts sont rest\u00e9s solides \u00e0 <strong>7,2 %<\/strong> au 1er trimestre 2025. Lisbonne reste le march\u00e9 locatif le plus cher \u00e0 22 \u20ac\/m\u00b2, suivi par Porto (17,5 \u20ac\/m\u00b2) et Faro (14,2 \u20ac\/m\u00b2).   <\/li>\n<\/ul>\n\n<h3 class=\"wp-block-heading\">Focus sur le district de Faro et Lagos<\/h3>\n\n<p>Zoomons maintenant sur notre belle r\u00e9gion, le district de Faro (Algarve) et plus particuli\u00e8rement Lagos.<\/p>\n\n<p>L&#8217;Algarve reste un choix de premier ordre pour l&#8217;investissement immobilier, r\u00e9put\u00e9 pour son climat, ses plages magnifiques et sa qualit\u00e9 de vie \u00e9lev\u00e9e.<\/p>\n\n<ul class=\"wp-block-list\">\n<li><strong>Augmentation r\u00e9guli\u00e8re des prix :<\/strong> En 2025, le march\u00e9 immobilier de l&#8217;Algarve enregistre une <strong>augmentation r\u00e9guli\u00e8re et mod\u00e9r\u00e9e du prix au m\u00e8tre carr\u00e9<\/strong>. Cela refl\u00e8te l&#8217;attrait durable de la r\u00e9gion pour les investisseurs nationaux et internationaux. Le prix moyen par m\u00e8tre carr\u00e9 en Algarve a atteint <strong>4 400 \u20ac<\/strong> au premier trimestre 2025.  \n<ul class=\"wp-block-list\">\n<li>Pour les appartements, le prix moyen est de <strong>4 150 \u20ac\/m\u00b2<\/strong>.<\/li>\n\n\n\n<li>Pour les villas\/maisons, le prix moyen est de <strong>4 650 \u20ac\/m\u00b2<\/strong>.<\/li>\n\n\n\n<li>Ces chiffres repr\u00e9sentent une variation annuelle d&#8217;environ <strong>+10,81% pour les appartements<\/strong> et <strong>+10,71% pour les maisons\/villas<\/strong>.<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Forte demande dans les zones c\u00f4ti\u00e8res :<\/strong> Les r\u00e9gions c\u00f4ti\u00e8res comme Lagos, Quinta do Lago, Vale do Lobo, Vilamoura, Faro et Albufeira continuent d&#8217;afficher les taux les plus \u00e9lev\u00e9s, en raison de leur fort attrait touristique et r\u00e9sidentiel. La demande reste particuli\u00e8rement forte pour les propri\u00e9t\u00e9s de luxe et les villas avec vue sur la mer, refl\u00e9tant l&#8217;attrait de la r\u00e9gion pour une client\u00e8le internationale exigeante. <\/li>\n\n\n\n<li><strong>Sp\u00e9cificit\u00e9s de Lagos :<\/strong> Bien que les donn\u00e9es sp\u00e9cifiques du T1 2025 pour Lagos soient moins granulaires que les donn\u00e9es \u00e0 l&#8217;\u00e9chelle du district, les tendances au sein du district de Faro s&#8217;appliquent directement. Lagos est toujours consid\u00e9r\u00e9e comme une ville tr\u00e8s pris\u00e9e. Selon les rapports pour 2025, le prix moyen de l&#8217;immobilier \u00e0 Lagos est d&#8217;environ <strong>5 066 \u20ac\/m\u00b2<\/strong>, soulignant sa popularit\u00e9 et son positionnement haut de gamme au sein de l&#8217;Algarve.
